The original part of the home slopes a bit, by the bedrooms. You can see what I mean if you look below the deck. The sellers did add the kitchen. Lee, the husband, asked the contractor to raise up the house to make it level, and to put some new concrete below, where the house had been lifted. Once the job was done, the home settled to where it was before. (The seller does not believe that the contractor put in more concrete.) Nothing has been done since then. Lee says that nothing has changed since then either - there has been no increase in the sloping in these past 27 years that his big family has enjoyed this delightful location as a vacation home. The sellers did have the garage built. It was not designed to have a lower level. When Lee and the contractor (John Treiber) staked it out, he started at the low corner and built an 8 foot wall all the way around; the contractor said, "Lee, instead of filling that in, let's dig it out and make a basement, ", so they did. Lee consulted an engineer who knew the space below the garage floor would be open, that is why they have the 2 I-beams and the floor joists with close spacing. The garage floor is two layers of 1/4 inch plywood with the floor joists about 12 inches apart. It is designed to have cars parked in it. The owners park their boat and jeep in there. After about 5 years, Lee noticed a crack in the front wall of the foundation. He called the builder back. They dug down 2 feet and put rebar in the wall and then added 2 concrete braces. Some time after that he spotted a crack in the north wall. So, they did the same process and added 3 braces. He says it has been fine since then.

Directions: 3 miles south of Grand Lake, turn left up Road 46. You will be going by the lower part of the land soon. Drive to the home; it is easier! Go up Road 46 1/3 of a mile and take first left. Go 200 feet and turn left. Home is down a couple of blocks on your left. Corners of the Land are flagged with pink ribbons. The land goes almost all the way to the neighbor's home to the right. Walk around and look at those views! Stand on those rocks down below the garage and to the right. Remember that the property goes all the way to Road 46 below.
From Granby, as you turn onto Highway 34 from 40, look at your odometer. About 13+ miles north, you will pass the rainbow sign at Shores of Shadow Mountain on your right. Slow down; in about 1/3 of a mile, you will see Road 46 going up the hill to your left. Follow the directions above.
