The Lake Forest area is 5 miles south of Grand Lake, along the north shore of Lake Granby.
Sites vary from open to wooded, and from "¼ acre to ½ acre" in size. Two public lake accesses are within walking distance of most of the properties.
Community water services most of the homes with a tap fee of $8,000-$12,000. Three Lakes Sanitation District provides sewer service at $39 per month; their tap fee is $9600 when you build. Most roads are county maintained. Natural gas is in most of the roads. Covenants are very basic. There is no homeowners’ association, just water associations. Nightly rentals are permitted.
Land prices start around $60,000.
Home prices are $300,000 and up…
To reach Lake Forest, follow Highway 34 to a place 4.7 miles south of Grand Lake. Across from Soda Springs condominiums, you will turn towards Lake Granby onto the southerly entrance to paved Road 64. You will see the signs that say Farr Pumping Plant and Beacon Landing.
To reach North Shore and Y-Lee, turn 3.9 miles south of Grand Lake off Highway 34 onto the North entrance of Road 64 (next to Spotted Cow Ice Cream), cross over the fishing canal and follow the paved road for just over one half mile.
North Shore is to the east (left) on 647. Y-Lee properties are to the west (right) on Roads 644 and 645.
