Parcel C: Lakeside Cabins 

a. Enjoy amazing water and mountain views from these 6 large year round one bedroom cabins. Each has a king bed and a foldout sofa, so these provide accommodations for a total of 24 guests, year round. A mother moose and her baby (growing fast) spent about 3 weeks on the deck this March!

b. 4 small lakeside cabins with queen beds sleep 8 total; these are summertime only for now, rented mid-May through mid-October, right across from the lakeside boardwalk. You could insulate these and bury the water line deeper, etc. if you choose to rent these during the winter months.

All 10 got new roofs in early December of 2021! Parking directly in front is not permitted.

c. Lake House: all glass looking past decks out towards that deep blue water! 1 king suite with room for a sofa bed plus a sitting area with sofa bed on the upper level plus 1 queen bedroom and a sofa bed in the living area on the middle floor sleep a total of 8 guests. Murphy beds might be a fun alternative for additional sleeping space. Lower level of this building is employee quarters.

d. Lofty views from Tree House! 1 king bedroom, 1 queen bedroom and a sleeper sofa rounds out the beds to sleep 6.

Parcel D:  Events Center

A fun gathering space for 122 guests according to the Grand Lake Fire Department. Handicapped accessible, it features a lovely enclosed space with long bar for serving beverages, three restrooms discreetly located down a hall, plus a huge deck looking out over Colorado's largest natural lake. Here, we have attended weddings, fireworks parties and many memorable community events, including the farewell party for the "Hotel Impossible" team when they came to Western Riviera. It has been a restaurant and also a wine & tapas bar. Down a partial flight of stairs is the kitchen and at ground level is a small apartment which can be employee housing.  Parking at the back door access from the alley is convenient for caterers. Please, bring back the building's glory days!

Parcel B:  Land on the corner will be ideal for adding what you like, adjacent to the lakeside cabins. With commercial zoning, there are no setbacks; just leave room for snow removal and trash removal. For any parking you cannot provide on site, the Town will assess you a parking space fee, currently $10,000 for each space.

As part of your due diligence, please talk with the Town about your plans for now and discuss future ideas. You do not want any surprises. Any change of use or adding on can create parking requirements. New construction fees include a $1 per square foot for an affordable housing fund and a 5% use tax on materials.
