Plan to walk in the last half mile one way. All 5 homes along Road 454 are gone; their solar panels are still standing. There are still trees. The shed is still standing. The ranch below was. burned yet we believe the meadow will be green again come summer.
Panoramic Lake and Mountain Views from this incredibly secluded 5 acre home site southwest of Grand Lake Village. Up Road 4, over a mile from a plowed, maintained road. Totally off the grid... Plan on drilling a well for water and putting in a septic system. Plenty of sunshine is ideal for solar construction; that is what the handful of neighbors have in their homes. Grand County permits you to install one wood-burning fireplace (or free-standing wood stove).
Although it looks like a painting, this is a drone photo, with the land in the foreground and to the left. You can see the circle driveway. The camper "melted" in The Fire on October 21st, and that is the reason that the seller is offering the property at $225,000. These photos were taken before the fire.
Circle drive, along which is a large storage building on this level area. Lower flat area would be another ideal location for building with the same magnificent views. Property borders an 1100 acre ranch and is very close to thousands of acres of National Forest.
R167870 High Pastorale: Lot 41. 1.1 mile up Road 454 after you pass through the locked gate; shown by appointment only.

If you prefer propane heat, just be sure that you have the tank filled in the fall so that you have enough for the winter months; it will be a challenge to get a delivery unless you are keeping the road open each time it snows. With propane, you can even get a propane refrigerator; those are quiet and dependable.
Sellers love it, yet they plan to move out of state.
