As you turn off Highway 34 onto Road 49, take a left into Columbine Lake's first entrance and then take the first left onto Alpine Circle. Turn left once more and in a couple of hundred feet, swing right (instead of going straight into the cu-de-sac). In a couple of blocks, you will see a dome home on your left. This is the land between the houses. Columbine does not permit "for sale" signs on vacant land. The dome home will be on the left and a cabin will be to the right of this home site. Rocky Mountain National Park is straight ahead. Dogs are not permitted in the Park. They will have to stay in your yard.

Columbine Lake offers a great location, a mile Grand Lake Village, bordering Grand Lake's Golf Course/nordic center and the Rocky Mountain National Park. You can ride snowmobiles from your home to the 100 miles of groomed trails. The restrictions are not unusual. You can park recreational vehicles outside. The association just wants to approve your paint color if you change it; shades of brown are their favorites. You get a lot for the $73 per month association fee: a natural lake stocked with big fish, a clubhouse that is not just open - it is supervised year round, trash removal, the freedom to leave your canoe or sailboat down by the water all summer... 

Families love being so close to town, to the National Park, and to the golf course/nordic center. Also, moose walk though the yards and around the lake!


When you build, the fee for the Columbine building permit is $4 per square foot in addition to other refundable fees and the cost of the county building permit. 
Community water is in the roads; tap fee is $5,000. Public sewer is $9,600. Then, you have the cost of running the lines from the main in the road to the location where you choose to build. Natural gas and cable TV/internet are available to most home sites. When you build, the setbacks are 30 feet from the front property line, 25 feet from the back and ten on each side.
