Just a few blocks walk from the Pine Beach Recreation Area - a lovely wooded space of 5-6 wooded acres with picnic tables and wildlife -
right where the Colorado River spills into Shadow Mountain Lake. You are even closer to the popular fishing canal.
A mile down paved Road 66 is Green Ridge Boat Launch on Shadow Mountain Lake from which you can maneuver into Grand Lake and tie up at the public docks.
There is no homeowners association. Rentals would be permitted through Grand County.
The small lot sizes would prohibit anyone from building here today because the land dimensions do not meet current setbacks. Setbacks are 30 feet from the front,
30 feet from the Lehman Irrigation Ditch which runs along the back of the cabin most of the summer and into the fall (a scenic small stream to splash in), and ten feet on each side.
As you can see from the attached map, the dimensions of the land below Cabin #11 (on Lot 42) are approx. 50 feet by 51 feet. If the cabin burns down and you replace it within six months, current county regulations allow you to build again, no larger than what was on site. If you tear it down voluntarily, you would want to verify whether you could rebuild with the Planning Department at Community Development in the Grand County Courthouse; the switchboard is 970-725-3347.
