Wooded, sloping site stretches from one road to the other, giving you choices. Sounds of rushing waters rise from the Colorado River down the hill; you do not have access to the river yet you can enjoy it from this short distance.  Steep and rocky, this will be a challenge to build on.  The NW corner is the best place to enter the property from the non-maintained cul-de-sac.  The rest of the frontage is approximately 4- 8 feet above the level of the road and the property line is 8- 12 feet from the edge of the road so you will have to do a great deal of excavation before you even start on the 30 foot front building setback.  From the upper road, the drop is even more vertical and the building setback is even farther from the edge of that road.  These photos were taken the morning of May 3rd, 2024.  Drill a well for water, public sewer is available at a distance; the sanitation district will be open Monday and we will have more details then.
